OVERVIEW/BASIC FUNCTION:

The responsibilities of the Director of Facilities include but are not limited to effectively leading the overall operations and maintenance of the facilities of the resort by providing support and oversite to the leaders within the Engineering and Security teams.  Director of Facilities will be involved in evaluating, monitoring, and maintaining existing facilities and surrounding landscaping, as well as working with the team in making necessary repairs within the entire resort as needed.  Director of Facilities will work with Security to ensure that safety programs, training and emergency plans are in place.   All initiatives will need to be in alignment with Rosewood, ownership, state, county and OSHA requirements.   The Director of Facilities strives to continually improve guest, owner and associate satisfaction, optimize resort efficiency and maximize the financial and service performance of the departments.

RESPONSIBILITIES:

·         Develops Engineering/Facilities strategy and annual budget in determining projected expenses, operating equipment, and CAPEX requirements in line with the development of the Annual Business Plan.

·         Acts as a liaison along with the Managing Director in owner communication and reporting requirements.

·         Emergencies: Be available for any emergencies and act to protect our guests and associates and preserve the building and its systems during the emergency. To act as quickly and responsibly as possible to return the resort to its normal operating status without risk to life and safety.

·         Develop, recommend, and direct the operations, policies, procedures, plans and programs of the Engineering and Security department.

·         Monitor performance of departmental leadership in all phases of job functions, assign responsibilities, effectively delegate duties to team and review performance; rectify any deficiencies with respective personnel.

·         Collaborate with Engineering leaders on the execution of and continually review and refine the Resort preventative and reactive maintenance programs.

·         Collaborate with Security leaders to ensure all departments are trained in safety and security awareness.

·         Ensure the implementation of systems, processes, and equipment in accordance with energy conservation, environmentally friendly guidelines and programming consistent with Rosewood Impact and Sustains.

·         Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.

·         Conduct walk-throughs and visually assess the maintenance and operation of the physical structures of the hotel.

·         Review all work orders to determine reoccurring issues, analyze costs and determine strategies for cost savings. Utilize KnowCross to record problems and analyze data.

·         Work with Security leaders in the oversite of shift activity, including reports and incidents, patrolling, dispatching, various logs/files, all activity on daily shift.

·         Conduct periodic and scheduled audits for Engineering and Security including the OMR and the completion of projects.

·         Ensure proper inventory is maintained of all parts and supplies; purchase all related parts, supplies, tools, and equipment in both areas.

·         Implement and execute the routine schedule of testing of systems including but not limited to emergency alert and suppression systems, water/sewage treatment, cooling and solar.

·         Build and maintain relationships with vendors, contractors, and county/state officials.

·         The Director of Facilities holds a seat on the Executive Committee

·         As a member of the executive team, work closely with Executive Committee members in achieving the hotel’s performance and financial goals and objectives.

·         All other duties as required.

QUALIFICATIONS:

·         Experience: Minimum three to five years’ experience in a similar capacity for a luxury or ultra-luxury hotel/resort.

·         Education:  High school diploma.  College degree preferred.

·         General Skills:    Must be able to perform job functions with attention to detail, speed and accuracy; prioritize, organize and follow-up; be a clear thinker, remaining calm and resolving problems using good judgment; follow directions thoroughly; understand a guest’s service needs; work cohesively with co-workers as part of a team; work with minimal supervision; maintain confidentiality of guest information and pertinent hotel data.

·         Technical Skills:                Working knowledge of  plumbing codes, electrical codes, national/local fire codes, local mechanical codes, water treatment programs, solar programs, blue prints and plumbing and wiring schematics, power and hand tools, meters, etc. as it relates to the technical trades, knowledge of all mechanical equipment critical to the operation of the building, safety and security codes and laws including OSHA; ability to prepare budgets and ensure cost controls, enforce hotel's standards, policies and procedures with Security and Engineering staff, prioritize and organize work assignments; delegate work to Supervisors and staff, direct performance of staff and follow up with corrections where needed, instruct/direct staff in the operation, maintenance and repair of equipment, ascertain staff training needs and provide such training; troubleshoot and use alternatives in emergency situations, ensure security and confidentiality of all hotel information, interact positively with hotel personnel and provide prompt solutions to problems.

·         Language:    Required to speak, read and write English, with fluency in other languages preferred.

·         Physical Requirements:    Must be able to exert physical effort in transporting 50 pounds, endure various physical movements throughout the work areas, reach up and down, remain stationary at times throughout work periods, and satisfactorily communicate with guests and co-workers to their understanding.

·         Licenses & Certifications:     None required.

Salary: $215,000-$225,000 annually
