Provides a high level of property maintenance knowhow in luxury hospitality, ideally brings hotel pre-opening experience into the role.  Position has overall responsibility for maintaining the property with strong focus and attention towards safety, security and asset protection. Responsible for maintaining standards and regulatory requirements. Responsible for managing the budget, capital expenditure projects, preventative maintenance and energy.

 Education

• 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or comprehensive experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

• High school diploma, 10 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

 

 Key Activities

• Works close with ownership, managing director and regional engineering leadership team to determine how Engineering is performing against budget and highlights areas of concern to leadership.

• Manages the entire physical plant including equipment's, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standards.

• Controls service contracts to support property needs.

• Ensures fire crew has complete understanding of all procedures, equipment and alarms.

• Develops an operating strategy that is aligned with the property/brand’s business strategy.

• Supports engineering leadership team to manage controllable expenses (inventories, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements).

• Develops and manages Engineering budget.

• Ensures integration of departmental goals in game plans.

• Oversees execution of long-term and short term preventative maintenance.

Devopls a 5 to 10 year asset protection plan.

• Reviews financial reports weekly and reviews statements to determine how Engineering is performing against budget.

• Addresses potential areas of concern and proposing solutions in timly manner.

• Communicates clear and shaeres departmental goals to achieve results.

• Supervises construction to ensure timely completion of projects within budgetary guidelines.

Engineering Standards

• Ensures building and equipment licenses, permits and certifications are current.

• Ensures property policies are administered fairly and consistently.

• Ensures compliance with Italian state, local and federal regulations.

• Maintains property life safety systems, e.g., fire fighting equipment, sprinkler systems, and alarm systems.

• Participates in the development of department's capital expenditure goals; manages projects as needed.

• Participates in the budgeting process for areas of responsibility.

• Prepares P&L critiques.

• Understands the impact of department's operation on the overall property financial goals; educates staff on details as appropriate.

• Reviews and manages controllable expenses.

 Leadership skills 

• Ensures employees are treated fairly. Ensures training and onboarding is provided to all team members.

• Ensures disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures.

• Provide consistent and productive employee feedback and provide recognition to create positive work environment.

• Resolves guest problems and follow up.

• Brings issues to the attention to Managing Director and/or  Human Resources if necessary.

• Lead daily briefs in the engineering operation, communicate clear daily operations activities, set expectations and share business objectives.

Located in the former headquarters of Italy’s Banca Nazionale del Lavoro (BNL) overlooking the iconic Via Veneto, Rosewood Rome will encompass three historic buildings, each of which were originally built in the early 1900s. Upon completion, Rosewood Rome will offer 157 accommodations, including 44 suites. Home to three dining outlets, including a contemporary Italian bistro, a lobby bar and café and a rooftop bar with a terrace with sweeping views of the city, the hotel will serve as a luxurious escape for locals and visitors alike. Additional amenities include a subterrain experience within the bank’s original vault featuring a modern Roman Bathhouse and Sense®, A Rosewood Spa, located on the rooftop which will feature four dedicated treatment rooms and a wellness terrace with a reflecting pool and dynamic fitness center. Dedicated event spaces will encompass three meeting rooms and a grand ballroom.
