OVERVIEW/BASIC FUNCTION:
The Residences Front Office Manager oversees the daily operations of Rosewood Abu Dhabi Residences, ensuring seamless service delivery, optimal maintenance standards, and full compliance with brand expectations. This role acts as the primary liaison between residents and the property, providing personalized support, managing residential services, and ensuring an exceptional living experience. The manager operates within established budgets, upholds operational standards, and leads Residences Front Office, Bellman, Housekeeping and Engineering in delivering ultra‑luxury service.
RESPONSIBILITIES:
Operational Excellence
- Maintain full knowledge of and adherence to all departmental policies, service procedures, and Rosewood standards.
- Ensure superior service standards are consistently upheld throughout the Residences.
- Oversee and coordinate resident requests, services, and amenities with relevant departments.
- Manage deep‑cleaning schedules and coordinate special engineering or maintenance requirements.
- Oversee PRP in collaboration with relevant departments.
- Resolve resident concerns, service issues, and maintenance requests promptly and professionally.
- Conduct regular inspections of public areas, landscaping, amenities, and common spaces.
- Support scheduled inspections of all apartments to ensure proper upkeep and maintenance.
- Report emergencies to the appropriate authorities and ensure timely follow‑up.
- Maintain a visible presence within the Residences to build rapport and ensure resident satisfaction.
- Ensure inventory levels are accurate and consistently updated.
- Ensures timely contract renewals and non-renewals
Financial & Administrative Management
- Ensure contracts are duly registered in ADGM platform and all fees covered for unfurnished inventory
- Participate in the annual Residences Division budget planning process.
- Manage payroll and purchasing in alignment with approved budgets.
- Maximize monthly revenue by maintaining optimal occupancy and average rate performance.
- Prepare and execute lease agreements for new residents and support renewal processes for existing tenants.
- Monitor resident credit limits and report weekly updates to the Director of Residences.
- Maintain and prioritize the residential waiting list.
- Assist the Director of Residences in planning annual gathering events.
- Coordinate and support resident engagement events and gatherings.
- Participate in CAPEX planning, preparation, and review.
- Perform additional duties as assigned.
QUALIFICATIONS:
Experience
- Minimum 3 years of hotel experience, including at least 2 years in a supervisory or managerial role.
- Experience in luxury or ultra‑luxury hospitality is strongly preferred.
- Knowledge in Real Estate Market
Education
- Bachelor’s degree in hospitality, Hotel Management, Business, or a related field; or an equivalent combination of education and experience.
General Skills
- Strong attention to detail, accuracy, and organizational skills.
- Ability to prioritize, follow up, and maintain composure while resolving issues using sound judgment.
- Strong understanding of resident and guest service needs.
- Ability to work cohesively with colleagues and independently with minimal supervision.
- Ability to maintain confidentiality of resident information and sensitive hotel data.
Technical Skills
- Basic reservations and property management system knowledge.
- Understanding of budgeting principles and financial controls.
- Strong interviewing and team‑building skills.
- Excellent communication and interpersonal abilities.
- Basic math aptitude and ability to interpret instructions and safety guidelines.
Language
- Fluency in spoken and written English required; additional languages preferred.
Physical Requirements
- Ability to perform physical tasks, including movement throughout the property, reaching, and remaining stationary for periods as required.
- Ability to communicate clearly with residents and colleagues.
