Impact of this role

The ‘Director, Project Services, plays an integral role in upholding brand standards and design implementation, ensuring that the brand integrity is maintained throughout the construction and handover of the hotel. He/she is the key contact for site project matters, creating one centralized point of communication for both owners and operations teams. Director of Project Services is also responsible for determining the readiness of the hotel for handover.

Key Responsibilities

Design Coordination

  • Familiarization of all approved design documentation
  • Familiarization with all discipline’s drawings, specifications and schedules.
  • Participate in all project site design meetings and maintain awareness of approved design requirements vis a vis site condition.
  • Evaluate all variances from approved design requirements and co-ordinate with     Owner/Developer and Design & Project Services for review.
  • Provide ongoing liaison with Owner/Developer and Key Consultants for co-ordination and guidance in the interpretation and clarification of operational requirements.
  • Ensure that deviations form brand standards and or approved pre-qualified vendors are reported and where appropriate, non-compliance approval is obtained.

Furniture, Fixture & Equipment

  • The Director of Project Services is to ensure the compliance of Rosewood Hotel Group’s Furniture Fixture and Equipment (FF&E) standards as detailed/specified in the Design/Engineering and IT standards as well as the Operations Brand Standards documents.

Site Activities

  • To conduct regular site visits and record observations in monthly report.
  • Attend any meetings on site for general co-ordination and project updates.
  • Represent Design & Project Services in any Value Engineering discussions.
  • Provide key coordination of Mock-Up (commensurate with appointment) and Proto-type room presentations.

Inspection, Handover and Testing & Commissioning

A tailored handover schedule will be prepared and submitted, indicating the sequence of area-by-area handover.

  • The Director of Project Services will conduct a final inspection prior to handover to the hotel team.
  • Ensure the Owners Project Team provides a testing and commissioning schedule.
  • Coordinate submission and handover of As-Built drawings, manuals, training documents and preventative and annual maintenance contracts to hotel operations.

Financial

  • Familiarization with project cost budges and expenditure approval processes.
  • Assist with commercial analysis of submitted bids.
  • Participate in revision to FF&E specifications.
  • Review, changes to approved design intent, extent of works or modifications and coordinate with Design & Project Services for timely review and response.
  • Ensure all cost and supplier information is handed over to operations for re-ordering.

Hotel Operating Team Coordination

  • Briefing Hotel Managing Director and Key Executives on project scope, design intent, operational concepts and objectives.
  • Act as the key liaison between site Project team and Hotel Management team.
  • Provide the owner with requirements for the operating team’s re-opening office.

Critical Skills & Qualification

  • A university or equivalent professional degree in the field of hospitality, business management, engineering, or architecture.
  • Should have a minimum of six to seven years of operational management experience.
  • Strong communication and influencing skills.
  • React to adapt to change.
  • Ability to work with a required level of uncertainty.
  • Multi-tasking, with the ability to coordinate several activities simultaneously.
  • Strong interpersonal skills, the ability to diffuse tension between stakeholders where necessary.

Located in the former headquarters of Italy’s Banca Nazionale del Lavoro (BNL) overlooking the iconic Via Veneto, Rosewood Rome will encompass three historic buildings, each of which were originally built in the early 1900s. In keeping with Rosewood’s guiding A Sense of Place® philosophy, Rome’s relaxed ambiance and devotion to dolce far niente, or the art of “doing nothing,” will influence the hotel’s design concept, which will mix traditional architectural elements with modern décor and detailing to create a sophisticated environment for the ultimate life of leisure. Upon completion, Rosewood Rome will offer 157 accommodations, including 44 suites. Home to three dining outlets, including a contemporary Italian bistro, a lobby bar and café and a rooftop bar with a terrace with sweeping views of the city, the hotel will serve as a luxurious escape for locals and visitors alike. Additional amenities include a subterrain experience within the bank’s original vault featuring a modern Roman Bathhouse and Sense®, A Rosewood Spa, located on the rooftop which will feature four dedicated treatment rooms and a wellness terrace with a reflecting pool and dynamic fitness center. Dedicated event spaces will encompass three meeting rooms and a grand ballroom.
