The General Manager – Residences is the senior-most leader on property and the ultimate steward of the residential experience. This role elevates the traditional House Manager function into a comprehensive executive position with full accountability for operational excellence, financial stewardship, asset protection, governance, and homeowner satisfaction across all residential and lifestyle services, including Food & Beverage operations where applicable.

 

Impact of the Role

The General Manager – Residences is accountable for the overall success, reputation, and long-term value of Rosewood Residences Naples. Serving as both strategic leader and trusted advisor, the General Manager ensures seamless integration of service excellence, operations, governance, and financial stewardship while fostering a strong sense of community, trust, and pride of ownership.

This role acts as the primary liaison between homeowners, the Board of Directors, Rosewood corporate leadership, and external partners—balancing fiduciary responsibility with a refined, human-centered approach to luxury residential living.

 

About Rosewood Residences Naples

Rosewood Residences Naples is set along three and a half miles of pristine beachfront and comprises 42 exclusive residences ranging from 3,500 to 9,000 square feet, each offering sweeping ocean views. Amenities include a 24-hour Technogym-equipped fitness center, spa facilities, two swimming pools, three guest suites, and a full-service restaurant with bar and lounge and outdoor oceanfront terrace. The General Manager will lead a team of approximately 28 associates dedicated to delivering a highly personalized, elevated residential lifestyle experience.

 

Fundamental Duties

  • Lead the development and execution of the pre-opening critical path, ensuring operational readiness across hiring, onboarding, training, and systems implementation.
  • Oversee procurement planning for all operating equipment, systems, and supplies, ensuring alignment with brand standards, operational needs, and approved budgets.
  • Develop and implement a comprehensive operational strategy supported by scalable tools, processes, and best practices that support both the property and future standalone Rosewood Residences.
  • Engage proactively with homeowners to assess satisfaction, gather insights, and identify opportunities to enhance service delivery and community experience.
  • Continuously evaluate operational team performance, providing coaching, guidance, and corrective action as required to uphold service standards.
  • Conduct regular operational walk-throughs with Culinary, Engineering, Housekeeping, and other department leaders to ensure impeccable maintenance standards and effective preventative maintenance programs.
  • Maintain a highly visible leadership presence throughout the property, engaging regularly with associates, homeowners, and Board members.
  • Establish and sustain operating processes and systems that promote consistency, accountability, and long-term operational excellence.
  • Provide overall leadership and oversight of condominium facilities and all departments operating within the building, with a focus on asset protection and value enhancement.
  • Provide strategic culinary support and menu direction in partnership with Food & Beverage leadership, ensuring offerings align with resident preferences, brand standards, and the residential lifestyle.
  • Oversee Food & Beverage inventory management practices, ensuring accuracy, cost control, compliance, and operational efficiency.
  • Serve as the primary operational liaison to the Association on matters related to Human Resources, Accounting, Housekeeping, and shared services.
  • Work closely with third-party vendors supporting HOA administration, compliance, billing, and financial reporting, ensuring accuracy, transparency, and adherence to governing documents.
  • Support the Association in the collection of assessments and dues by overseeing processes, monitoring trends, and coordinating with finance and external partners.
  • Identify and remediate building, service, and operational deficiencies, ensuring continuous improvement and protection of the asset.
  • Implement and uphold the highest standards of life safety, security, privacy, and owner identity protection.
  • Ensure accurate, confidential management of owner and community records, including owner information, parking and storage allocations, assessments, and resident communications.
  • Maintain full knowledge of, and compliance with, all applicable policies, procedures, governing documents, and brand standards.

 

Key Responsibilities

Executive Leadership & Strategy

  • Serve as the senior on-site executive, providing strategic leadership for all residential operations.
  • Champion Rosewood’s culture, values, and service philosophy across the organization.
  • Develop and execute annual business plans and operating budgets aligned with long-term asset value and owner expectations.
  • Ensure operational practices reflect the unique requirements of standalone residential communities, distinct from traditional hotel environments.


Financial Stewardship & Asset Management

  • Maintain full financial accountability, including operating budgets, P&L oversight, HOA finances, forecasting, and variance management.
  • Review monthly financial statements and performance reports, providing clear narrative summaries to the Board and corporate leadership.
  • Lead long-range capital planning, reserve strategies, and major refurbishment initiatives.
  • Oversee procurement, contract negotiations, and vendor performance to ensure cost discipline and service excellence.


Governance & HOA Leadership

  • Act as the principal strategic and operational advisor to the Residential Board of Directors.
  • Prepare and present comprehensive board materials, reports, and recommendations.
  • Ensure compliance with governing documents, legal requirements, and Rosewood management agreements.
  • Oversee fair and consistent enforcement of rules, regulations, and architectural guidelines, resolving disputes with diplomacy and discretion.
  • Guide homeowners on entitlements, responsibilities, and community standards.


Residential Operations & Service Excellence

  • Oversee all residential departments, ensuring service delivery consistently meets or exceeds Rosewood brand standards.
  • Ensure the physical condition of the property is maintained at the highest level through inspections, preventative maintenance, and lifecycle planning.
  • Coordinate with corporate teams on operational initiatives, pre-opening support, and continuous improvement.
  • Foster a culture of intuitive, anticipatory service that enhances daily life for residents.


Food & Beverage Leadership

  • Provide strategic oversight of all residential Food & Beverage operations.
  • Partner with culinary and service leaders to ensure quality, relevance, and operational excellence.
  • Oversee F&B financial performance, including budgeting, labor management, and cost controls.
  • Ensure F&B offerings support resident engagement, events, and community programming.


Talent Leadership & Culture

  • Own the full associate lifecycle, including recruitment, onboarding, training, performance management, and succession planning.
  • Foster an inclusive, high-performance culture aligned with Rosewood values.
  • Mentor department leaders through ongoing coaching and development.
  • Ensure compliance with employment practices, labor regulations, and company policies.


Risk Management, Safety & Crisis Leadership

  • Serve as the point of escalation for emergencies and critical incidents.
  • Develop, maintain, and test emergency preparedness and business continuity plans.
  • Liaise with legal counsel, insurers, and risk management partners as required.
  • Ensure all safety, security, and privacy standards are rigorously upheld.


Community & Brand Representation

  • Act as the ambassador of the Rosewood brand within the residential community and local market.
  • Build trusted relationships with homeowners, community leaders, local officials, and partners.
  • Curate and oversee lifestyle programming that fosters engagement and a strong sense of place.
  • Coordinate with corporate communications on media or community-related matters and support Rosewood owner programs, including Rosewood Reserve.

Education & Experience

  • Bachelor’s degree in Business Administration, Hospitality, Property Management, or related field; equivalent experience considered.
  • Minimum of five (5) years of senior leadership experience in luxury hospitality, branded residences, private clubs, or high-end residential operations.
  • Prior experience working with homeowner associations and boards of directors.
  • Pre-opening and Food & Beverage oversight experience preferred.
  • Fluency in English required; Spanish preferred.
  • Applicable local or state management licenses required (CAM license required for this role).
