Key Responsibilities


Position Summary

The Project Manager is responsible for planning, coordinating, and executing capital projects, renovations, and engineering initiatives throughout the hotel while ensuring minimal disruption to the guest experience. This role oversees projects from concept through completion, ensuring they are delivered safely, on schedule, within budget, and in accordance with luxury brand standards, local regulations, and sustainability objectives.

The Project Manager collaborates closely with Operations, Finance, Procurement, Design, external consultants, contractors, and ownership representatives to maintain and enhance the hotel's physical assets while delivering exceptional quality.

 

Project Management

  • Plan, organize, and execute renovation, refurbishment, and capital expenditure (CAPEX) projects.
  • Develop detailed project schedules, budgets, scopes of work, and implementation plans.
  • Monitor project progress and proactively address risks, delays, and budget variances.
  • Ensure projects are completed according to approved specifications and luxury brand standards.
  • Coordinate project close-out, inspections, documentation, and handover to operations.


Engineering Coordination

  • Partner with the Director of Engineering to develop annual CAPEX plans.
  • Coordinate engineering improvements that increase efficiency, reliability, and guest satisfaction.
  • Ensure infrastructure upgrades support long-term operational objectives.
  • Assist in prioritizing maintenance and improvement projects based on business needs.
  • Contractor & Vendor Management
  • Source, evaluate, and supervise contractors, consultants, architects, and suppliers.
  • Review proposals, contracts, and technical specifications.
  • Ensure contractor compliance with hotel safety policies and work permits.
  • Monitor quality of workmanship throughout all project phases.


Financial Management

  • Prepare project budgets and cost estimates.
  • Monitor expenditures against approved budgets.
  • Review invoices, change orders, and project financial reports.
  • Identify cost-saving opportunities without compromising quality.


Compliance & Safety

  • Ensure compliance with all local building codes, fire and life safety regulations, environmental legislation, and company policies.
  • Conduct regular site inspections to verify safe working practices.
  • Maintain complete project documentation and regulatory records.


Guest Experience

  • Schedule construction activities to minimize operational disruptions.
  • Coordinate closely with hotel departments to reduce noise, access limitations, and service interruptions.
  • Ensure project execution aligns with the expectations of a luxury hospitality environment.


Sustainability

  • Support energy efficiency initiatives and environmental improvement projects.
  • Recommend sustainable construction practices and environmentally responsible materials whenever feasible.


Communication

  • Prepare regular project status reports for senior leadership.
  • Present timelines, risks, and project updates during Engineering and Executive Committee meetings.
  • Maintain effective communication with all project stakeholders.

Qualifications

Education

  • Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, Construction Management, or a related field.
  • Project Management certification (PMP or equivalent) preferred.


Experience

  • Minimum 5 years of project management experience.
  • At least 3 years in luxury hospitality, luxury residential, or high-end commercial developments preferred.
  • Experience managing hotel renovations and operational projects is highly desirable.
  • Proven experience managing contractors and multidisciplinary teams.


Technical Knowledge

  • Building systems (HVAC, Electrical, Plumbing, Fire & Life Safety).
  • Construction methodologies.
  • Project scheduling software (MS Project or Primavera preferred).
  • AutoCAD and interpretation of technical drawings.
  • Budget and cost control.
  • Procurement processes.
  • Health & Safety regulations.
  • Sustainability practices.
  • Language Requirements
  • Fluent English (written and spoken).


About Us

Rosewood Hotels & Resorts® has been appointed by RLH Properties, a company created by BK Partners, to manage Rosewood Mandarina which will open in 2025 as Rosewood’s fourth property in Mexico. Located on the west coast of Mexico just 30 minutes’ drive from the Puerto Vallarta International Airport, the resort will be situated in the breathtaking region of Riviera Nayarit. Rich with a culture that is as colorful as the exotic flora, the Nayarit region is renowned for its diverse landscape with lagoons, rivers, volcanoes, abundant vegetation, and almost 200 miles of beach along the Pacific Ocean. Rosewood Mandarina will offer 134 guestrooms, suites and villas with panoramic views across the mountains, beach and ocean. The resort will offer three pools, fitness center and a spa with 10 treatment rooms in addition to event space which will include a 300square-foot ballroom. The beachfront property will draw inspiration from the local, pre-historic Huichole and Cora cultures, combining modern luxury and comfort with the riches of its extraordinary setting. With a focus on the element of “water,” the setting will provide visitors with exclusive access to three diverse environments: the beach, the lowlands and the highlands, each offering unique activities. From fishing in the winding lagoons or off the coast of the ocean, to learning about the agricultural foundation of the region, or taking one of many scenic hikes up the mountainside, the diverse landscape will provide a perfect backdrop for travelers to connect with nature.
