To deliver flawless painting and decorative finishes across the resort, including guest rooms, suites, public areas, restaurants, villas, clubs and back-of-house facilities. In addition, the role requires strong drywall repair/replacement skills and proven ability in furniture touch-up, refinishing, and staining to uphold the resort’s exacting standards.
Essential Functions
§ Clean and prepare surfaces (sanding, filling, priming, masking) and apply paints, stains and protective coatings to luxury-hotel standards.
§ Execute high-quality decorative finishes (faux finishes, glazing, Venetian/plaster repair, wood stains, wallpaper repairs) and precise color matching.
§ Perform drywall repairs and replacements, including cutting, fitting, taping, mudding and sanding to create seamless finishes ready for paint.
§ Carry out furniture and wood flooring touch-up, refinishing, and staining, including wood repair, polishing, and protective treatments for high-end furnishings and fixtures.
§ Maintain consistent finish standards in guest rooms, public areas (lobbies, restaurants, bars), spa, beach club and villas; perform touch-ups and full repaints as scheduled.
§ Coordinate works with housekeeping, engineering, and outlets to minimize guest disruption; perform work with discretion and exceptional guest awareness.
§ Operate, clean, and maintain sprayers, brushes, rollers and specialty tools safely; manage paint inventory, waste and environmental considerations. Safely stores and labels all materials.
§ Erects various types of scaffolding, staging, ladders, and planks to reach surfaces of work area for painters and others in a manner consistent with safety codes. Work at heights (scaffolding, scissor lifts, ladders) and adhere to all safety and hotel policies.
§ Diagnose substrate, drywall, or moisture issues and advise on long-term finish solutions; liaise with suppliers and contractors for specialized finishes.
§ Keep accurate work orders, log labor/materials, and report outstanding maintenance items to the Facilities Supervisor. Keeps computerized records and submits reports of work performed.
Supportive Functions
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the requirements of the resort:
§ Assist with any emergencies like floods from storms, hurricane preparation and clean-up.
§ Completes power washing on property as requested by Supervisor.
§ Participate in the resort preventative maintenance projects, as assigned, including public area, and guestroom preventive maintenance programs.
§ Responds to maintenance calls regarding guest issues and performs required maintenance.
§ Perform other reasonable job duties as requested by Manager/Supervisor.

§ Report work related accidents, or other injuries immediately upon occurrence to manager/supervisor.
§ Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel.
§ Complete appropriate safety training and certifications to perform work tasks.
§ Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.

§ Stand, sit, or walk for an extended period of time or for an entire work shift.
§ Move up and down stairs, service ramps, or/and ladders.
§ Visually inspect tools, equipment, or machines (e.g., to identify defects).

Install, Maintain, and Repair Items
§ Perform preventative maintenance on tools and equipment, including cleaning and lubrication.
§ Prioritize guest versus non-guest repair requests.
§ Respond and attend to guest repair requests.
Maintain Building and Property
§ Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.
§ Maintain proper maintenance inventory and requisition parts and supplies as needed.
Maintain Records or Logs
§ Maintain daily logs of operation, maintenance, and safety activities, including details of equipment malfunctions and maintenance work.
§ Record information for unfinished work into the “log book” at end of shift.
§ Track status of open maintenance issues using computer software (e.g., Knowcross), or log book.
Coordinate with Others
§ Coordinate with, monitor, and supervise outside vendors to resolve large-scale painting projects (e.g. roof painting, interior/exterior painting projects, etc).
§ Coordinate with other departments using telecommunications devices to respond to requests and resolve maintenance issues.
QUALIFICATION STANDARDS
Education and Related Work Experience
§ At least 3 years of professional painting / decorating experience – ideally in luxury hotels, resorts, or high-end residential properties.
§ Strong knowledge of decorative techniques (faux finishes, veneers, stains, protective marine-grade coatings) and color theory.
§ Proven skills in drywall repairs and replacements, including seamless patching, joint finishing, and preparing for final decorative finishes.
§ Experience in furniture touch-up, refinishing, and staining, including wood surface repair and color/finish restoration.
§ Excellent attention to detail, guest etiquette, and the ability to work flexibly to avoid peak guest periods (evenings/weekends as needed).
§ Able to read and follow technical specifications, MSDS, and manufacturer instructions.
§ Good communication skills and basic computer literacy for work orders and maintenance tracking.
§ Ability and willingness to work rotating shifts, including overnight, weekends, and holidays, as required by the resort operational needs.
