Job Summary
Serving as the second-in-command (No. 2) within the property, the Director of Rooms is a vital executive leadership figure responsible for the comprehensive oversight of the Rooms Division (including Resident Relations and Housekeeping), the Security department, and the Food & Beverage operations of Victoria Cafe, encompassing both the restaurant and kitchen. This role leads a diverse team of artisans to consistently deliver unparalleled service and create memorable experiences for all guests and residents. Acting as a key member of the management team, the Director of Rooms supervises daily operations with full P&L responsibilities, drives operational efficiency, and ensures alignment with the strategic objectives and brand standards of K11 ARTUS.
Essential Duties and Responsibilities
- Operations & Service Excellence: Assume full operational oversight as the property's No. 2, managing the Rooms Division, Security, and Victoria Cafe, ensuring artisans provide unparalleled service to every guest and resident. Lead functional heads to maintain brand standards and corporate values across these disciplines.
- Strategic Planning: Plan, direct, and control hotel business operations. Align corporate strategy, set long-term strategic directions, and establish operational objectives and KPIs to achieve optimum profitability.
- Financial & Asset Management: Manage overall P&L responsibilities, formulate hotel budgets, and drive CAPEX planning and programs. Set guidelines to ensure all physical assets are maintained in perfect working order.
- Compliance & Safety: Ensure the property meets all local government and statutory requirements, maintaining strict compliance with quality, fire, and life safety standards across the Rooms Division, F&B outlets, and Security operations.
- Standards & Policies: Formulate, develop, and ensure the effective implementation of quality standards, operational policies, procedures, and hotel operating manuals.
- Talent Development: Motivate and develop internal talent to ensure the continuing availability of effective human resources to meet existing and future business needs.
- Performance Optimization: Continually oversee property performance, suggest necessary improvement measures, and ensure changes are implemented effectively and efficiently. Vendor Relations: Collaborate with hotel purchasing to select and negotiate contracts with preferred vendors for top-tier operational equipment and supplies.
Required Skills and Knowledge
- Hospitality Expertise: Extensive operational knowledge across Rooms Divisions, Security, and F&B, alongside a sound, up-to-date knowledge of the current luxury hospitality and tourism market.
- Financial Acumen: Strong financial understanding of P&L management, asset care, budgeting, and strategic allocation at a property level.
- Leadership & People Management: Excellent interpersonal, people management, and motivational skills, with a proven capability to lead diverse teams of artisans and functional heads.
- Strategic & Creative Thinking: Exceptional strategic planning, problem-solving, and organizational abilities combined with a creative, detail-minded approach to luxury service.
- Communication: Highly developed communication and presentation skills (both written and verbal). Excellent command of spoken and written English and Chinese; fluency in Mandarin is highly preferred.
- Personal Attributes: Highly presentable, self-motivated, well-organized, and deeply committed to upholding prestigious brand standards.
Qualifications
- Bachelor’s degree in Hospitality Management, Business Administration, or a related field
- Minimum 5 years of experience in a comparable leadership role within a luxury hotel or serviced apartment brand; property-level experience is preferred
- Proven track record in leading high-performing teams and developing future leaders
- Strong financial acumen, including budgeting, forecasting, and cost control
- Sound understanding of international luxury brand standards, service excellence, and compliance requirements
- Food & Beverage management experience is an plus
- International hospitality exposure is preferred
- Excellent command of spoken and written English
- Cantonese and/or Mandarin proficiency is an advantage
